Another Equestrian Property Available
Michael & Associates Carolina Lifestyles Real Estate in Cheraw, has added another Equestrian area property to their available properties. This one lies tucked between Patrick and Hartsville, South Carolina, just minutes from Cooper Black Equestrian Park, Sugarloaf Mountain, and Sandhills State Forest riding trails. It includes a home that was originally constructed around 1913 that has been renovated and includes 4 bedrooms, 2 baths, large family room with gas log fireplace and a kitchen with "eat in" area. It also has a cozy rear, screened porch that allows you to enjoy a view of a former pasture area. With lots of acreage and barn, you are afforded an opportunity to create your own horse haven. The lands have a gentle, rolling terrain that is mostly populated with pines and hardwoods and is known to hold white tail deer and wild turkey...if anyone may be interested in a little sport hunting. With miles of unpaved road ways you could venture on a horseback ride for hours, yet not be far from home. This is a great package that affords a buffet of potential uses and seclusion. Call (843) 537.0286 for more details or visit the website at www.property-south.com for this and many other available properties.

"We're On Hold Right Now"
My how things can change...90 days ago one could get retail chains to have a serious look at our area for possible development or planting here. Let the bank and financial crisis sneak up on us and click...it's like someone just flipped a switch. After communicating with several potentials, they are all in a "hold" mode waiting to see if the markets will rebound. Of course if all have that attitude, the market will likely not rebound, but will make a snails pace recovery. The governments involvement and throwing some money at banks and other institutions seems to have staved a "run" of our financial systems and instead has turned it into a "slow bleed". Until we reach the point that confidence is restored and people and businesses begin to invest again, we should get use to hearing "we're on hold right now."

Divide Growing Narrow.
With the recent awareness of our financial markets condition, it serves as an indicator that there may be a narrowing of the divide between "Wall Street" and "Main Street", as the media calls it. If we could glance back into our history for a moment, since the passing and implementation of NAFTA, we have seen, just as Ross Perot predicted we would, a sucking of jobs exiting the US. Industries have taken their products out of the US into Mexico, India and other countries where their goods and services could be produced for less money. The problem with that is, when industry leaves, so do the jobs. We have been led to believe that NAFTA would be good for our country, but where is that good? From my perspective, I have seen no benefit to our local economy, all that I can point my finger to is the loss of several textile and manufacturing operations in our area. Now "Wall Street" could be feeling some side affects from their "NAFTA", that huge investments that other countries have made into our financial system could soon leave because of the volatility and uncertainty in our markets, then the huge financial corporations will follow the money and so will the jobs. The great divide between "Wall Street" and "Main Street" will grow narrow, maybe then will our country's leaders begin to see all is not well with our economy and has not been for some time now. Maybe an effort will be made to remove the corporate tax so that businesses and industry would begin to return to the US, creating jobs and stimulating our economy and giving our youth hope that they one day could have a promising career...while navigating through a financial meltdown would be difficult, far be it from us to not be willing to endure it for the sake of our future and generations to come. It may be a necessary process to bring our people together..it is tough times that shaves away pride and bitterness, it is tough times that restores humility and it is humility that allows us to put the good of others before ourselves. At that point, we can become an effective people.

Bailout? What about us?
It would seem that the Federal Government's bailout of our financial system would be opening a "can of worms". Who's next, car manufacturers, textiles, etc. What about the small business man? Why would they not deserve a "bailout"? While not on as large a scale, the small business owner and their clients have the potential to suffer a change in business that could "put them under", are the Feds going to come to the rescue then? Now that the line in the sand has been drawn, it will be interesting to see the side effects of the Fed's decision in the weeks and months to come. Who and how are they going to decide whom to assist or not? I'm sure that the topic of bailout will haunt our elected officials come "voting time", because there is going to be an unhappy population of business owners, corporations and others that need assistance and not get it...it will be the effects of those decisions that will trickle down to voters.

Paying Taxes Is Patriotic.
I can agree with Joe Biden on one front, paying taxes is patriotic. It is symbolic of our support for our country. But where do we draw the line? At what point do paying taxes go from patriotic to financial rape? How much more can our citizens bear? Local taxes, county taxes, state taxes, federal taxes, payroll taxes, sales taxes ...the list goes on. Patriotic yes, but does paying a third or more of our income in taxes make us any more patriotic than say 10% would? Just because one class of people pays more or less in taxes shouldn't be an indicator of their patriotism for the US.
More Taxes=Greatest Patriotism Less Taxes=Mediocre Patriotism. Christians give a tithe, and per the Bibles teaching it is to be 10% of our increase. If we don't give above that 10% is that reflective of our love for the Lord? If we give more than 10% are we elevated to a higher level of love for the Lord? Paying taxes is patriotic but it MUST stop somewhere, otherwise, the American people will not be able to provide their families the "American Dream", how patriotic would that be?

Gas & Politics
I don't what has irritated me more of late, the constant childish bickering of our Presidential candidates or the fact that gas prices have risen yet again. Toward the end of last week, even before Hurricane Ike made landfall, I get two calls shortly after 8pm that "hey, better get gas tonight, its going to hit $5". I thanked the callers and resumed watching the overkill of political news coverage, only to see my wife hitting the driveway to embark on a gas run. She made the rounds to several of the local convenience stores until she found one that was not overrun with fellow gas hunters, fortunate for me, I filled my tank in Dillon earlier in the day and before the seemingly fabricated shortage of gas hit the "grape vine". I find myself asking myself, [only because I trust my own advice] is the oil industry creating anxiety to maximize profits and are the Presidential candidates trying to "out bicker" each other in order to harness the most media attention in hopes that it will translate into votes come November? Are the oil companies and candidates working together to draw attention too, and away from each other as needed? Maybe after November, things will settle a bit and we can begin to direct our focus on things of importance, like "fishing and more fishing".

Outsourcing
Outsourcing has become a very popular means of cutting expenses by big corporations. Banks, technology companies, etc. have now gotten on the bandwagon of sending jobs such as customer service, technical and others overseas and taking it away from some innocent US citizen. What these corporations fail to realize is that quality customer service suffers from this shift, and ultimately the customer. After a telephone call this morning to a vendor who patched me to a customer service rep in India, I have confirmed my belief that there is no cure for this logistical nightmare. I, unable to understand the rep and he unable to understand me, finally ended the call in frustration with my needs unmet. Hey big corporation hear me and hear me now. I AM TAKING MY BUSINESS ELSEWHERE...outsource that!

Gulf Coast Experience
Having made a trip to the Gulf Coast beginning this past Saturday, the past few days served us up some unique experiences. For starters, when a region displaces 1.9 million people from an area due to a hurricane threat, they must go somewhere. I think we passed most of them...they were coming out and we were going in. Traffic was thick and motel-hotel room availability was an issue but we were fortunate to find housing. When the storm made it's landfall, Pensacola got wind, rain, and some not so severe flooding, but all in all very little damage that we could see. However, to the west is a different story. It is Wednesday morning and we are back in South Carolina, only to be greeted by guess what...a potential hurricane headed our way. Hanna is expected to hit the Carolina's coastline and make an inland push through our area, surely to bring heavy rains and winds so buckle up.

Slam Dunk...
The Michael Companies have done it again, landing another retail project for the Cheraw area. Their proactive commercial real estate development team has certainly been effective at promoting the area's business capabilities and getting data into the right hands. On another note, eLOGICx Solutions, a member of The Michael Companies has landed a major client, this newly formed entity has wasted no time in it's quest to become the area's premier technology company. Congrats to both teams.

Huddle House competitor
Looks like Cheraw could be landing another restaurant. The buzz is that a Huddle House competitor has secured a parcel on "the magic mile", highway 9. Not surprising, The Michael Companies have been extremely aggressive in getting the area out in front of developers and potential tenants ranging from food service to retail. Cheraw and surrounding communities can look forward to more good news in the near future.

Can it be?
Word is that a developer for Lowes Home Improvement has contracted a parcel of land on Highway #9. The Michael Companies have had three teams of developers in town over the past week giving consideration to locating their ventures here. Seems that Cheraw & Chesterfield both have momentum and attributes that commercial developers are attracted to. As our retail/service exposure grows so will our residential capacity, as both feed off each other. Its great to see growth come our way adding convenience to our lifestyle.

Society Hill Election On Tuesday
The citizens of Society Hill will go to the polls on Tuesday, July 8 to cast their votes for candidates seeking a position on Town Council. By all appearances and feedback, Cameron Michael is a favored winner and seems to have led the most aggressive campaign thus far. His idea is to bring a new energy and vision to "the Hill", to seek more commercial investment into the area that will provide jobs for the citizens, to pursue grants that may be available, and to enhance services to the residents.

Area has a lot to offer...
An afternoon's ride throughout the the area yields a sampling of what Cheraw, Chesterfield and surrounding communities have to offer. In the form of recreation, we have several challenging golf courses, equestrian parks, hunting reserves, lakes, rivers and ponds for fishing and boating, hiking trails, and more. We have an abundant choice of dining options from locally owned shops such as Mayflower Seafood, Olde Town Cafe...to corporate shops such as Fatz Cafe, by the way, the recent Sandlapper Magazine had an interesting article on Fatz Cafe. Our downtown areas have antique shops, gift stores, retail operations and an array of others. The communities seem to always have some type of event going on to keep us "engaged". Small town atmosphere with many conveniences...what more could you ask for?

Chesterfield County Coroner's Race...is it over?
Some still have questions regarding the Attorney General's ruling found in Section 40-19-190 of the 1976 Code which states "No licensed funeral director or embalmer may serve as coroner." Maybe the AG has made a change in the ruling at some point, but if they have, it didn't provide the documentation to a citizen recently. Having said that, the voters of Chesterfield County in the recent democratic primary chose a funeral director as their nominee, but what does that say about the nominee who may have had knowledge of this ruling? What does it say about our democratic party that allowed the candidate to participate in the primary? While the Attorney General's office doesn't seem to have enforced the ruling, it was certainly concerned about the matter enough to make it an issue at some point. "Johnny do not eat those cookies"...yes mama. Johnny eats the cookies anyway, mother does nothing to discipline Johnny, so Johnny has gotten away with the misdeed, thats one issue, the other is Johnny's character is now in question?

Rogers secured 63% of the vote with 14941 compared to Jay Ervin's 8894 votes, garnering Rogers a lead of 6047 votes. In Chesterfield Counties race for Auditor Jack Rivers secured a comfortable lead with a nearly 800 vote surplus over opponent Farris Pigg. Incumbent Lenora Powe inched by Loretta McNeal by just 14 votes for the Chesterfield County Council position. Online Polls Favor Rogers For Solicitor.
We will cast our votes tomorrow, Tuesday, June 10 for the candidate of our choice. If the online voting polls are any indication, then the Rogers For Solicitor campaign looks strong. Online polls at CherawChatter.com show him with 85% of cast votes and a similar poll at a Topix.com website posts him with a commanding 92% of the vote. It appears that Mr. Rogers positive message is being heard loud and clear by the citizens of the Fourth Circuit and they are responding accordingly. He has been both patient and persistent in his pursuit of the Solicitor's office and Tuesday evening will finally yield the fruits of his labor. Mr. Rogers offers a bold and effective leadership style and would create a formidable force that would serve our communities well. Vote WILL ROGERS FOR SOLICITOR. Rogers As Solicitor...Offers Balance.
What we can expect from Solicitor Candidate Will Rogers is balance and a smooth transition. Mr. Rogers, fortunately has a knowledge of the many positive programs that the Solicitor's office offers and if elected, would provide the Fourth Circuit a smooth transition into office and a continuation of these programs. Additionally, Mr. Rogers record demonstrates that he has no issue with prosecuting the hardened criminal of our society. Mr. Rogers has a specific knowledge of the logistics to navigate within the Fourth Circuit Courts, the Solicitor's office, and associated programs...he has proven himself to be worthy of the office and a very capable leader within and outside his occupation. Protection of our families, strong leadership within the Solicitor's office, innovative programs, effective guidance of current programs, prosecution of hardened criminals...VOTE WILL ROGERS, he offers the integrity needed for the effective operation of the Fourth Circuit Courts.

Rogers Keeps Campaign Positive.
One thing that can be said regarding Will Rogers, he has done well to keep his campaign on "the high road." As he has stated many times, he intends to keep his campaign positive. From his advertisements, website, hand outs, functions, speeches, he has remained "on task", choosing not to react to negative comments, negative ads and more. This speaks well of Will Rogers "the man", it is a show of his character, his integrity, and his focus. Will, a true leader worthy of Solicitor of the Fourth Circuit.

Jack Rivers, candidate for Chesterfield County Auditor, and his team have been "blazing the trails". Many have commented on the number of signs and even visits that Mr. Rivers has made. Foxworth Very Visible.
Jim Foxworth, candidate for Chesterfield County Coroner certainly has to be given an "A" for visibility, on a drive through town today I've seen an RV with his signs, a truck with a large sign, a golf cart with large sign, and now a bicycle with signs. He seems to be creative in getting his name in front of potential voters and very driven in his campaign efforts. It's refreshing to see his type of canvassing.

Great Turn Out !!
The Darlington County Democratic Party event, "Meet The Candidates" had a good showing last evening. Held at the JC Daniels Building, the forum created an opportunity to hear from candidates vying for Fourth Circuit Court Solicitor, Darlington County Sheriff and House Seat 62. Solicitor candidate, Will Roger's gave an impressive speech with updated statistics regarding court cases, it seems that Mr. Ervin's figures were somewhat skewed and dated back for several years which gave the appearance that there was a tremendous backlog, when in fact, theres not. For myself, it was the first time that I have been able to see Mr. Ervin in person and frankly.....consider lending your support to Will Rogers. He is familiar with the operations of the office and has the leadership ability to continue the fine programs it has installed, while seeking prosecution of hardened criminals.

Those in attendance Thursday night at the Cheraw Community Center for a chance to meet many of the candidates running for office were presented with a noticeable level of integrity and professionalism. It was refreshing to see candidates who were responsive and focused.

"Unethical for Mortician to Serve as Coroner"
The South Carolina Attorney General's office has ruled that it is unethical for a practicing mortician to hold office as coroner. While the ruling is in place, it doesn't appear that it is being enforced. The race for Coroner in Chesterfield County includes a candidate that is a "practicing mortician", so the race in and of itself could provide a testing of the ruling, assuming there is any reaction from the Attorney General's office. A state by state summary of "conflicts of interest in US Coroner Systems" can be found at www.FuneralEthics.org/summary.htm

Yes...in small town America
The weekend presented the area with a reminder that rural America is not immune to those happenings that we often see on TV or in the media. Chesterfield High School was the center of attention when it was discovered that one of their students had assembled the necessary ingredients to construct a bomb. Per reports, the student had also kept a diary outlining his reasoning, intentions and plan of execution. The student's parents made the discovery and though very difficult, they did the right thing by notifying the authorities so that applicable action could be taken. We can deny that a sub-culture exists, but it's attributes are seen daily. Graffiti on property, drug transactions, physical and mental attacks on our children and students, peer pressure, etc. Each time we let an instance slip by without some counter action, we as citizens have assisted in the promotion of this sub-culture...our continued inaction could one day grant it first place in society.

Race for Solicitor
A surprise announcement from Jay Hodge that he is retiring as Fourth Circuit Solicitor and would not be seeking re-election. Will Rogers, an assistant Solicitor in Chesterfield, Darlington, Dillon and Marlboro Counties has thrown his hat into the ring and why not? He has been "in the trenches" for the Fourth Circuit for over 10 years and certainly knows the logistical operations of the office and harnesses a broad understanding of the "supply and demand" of the courts. Mr. Rogers faces some competition from a Darlington attorney, but whom do you fish with? The guide who knows the waters well or the other? Mr. Rogers has launched a website, www.WillRogersforSolicitor.com
The website serves as a valuable communication and information tool for Mr. Roger's campaign and invites input from the public..."sail on Mr. Rogers".

MAYOR
Some exciting news for Cheraw, as of this date we have two candidates who have filed to run for Mayor. Mr. Charlie Rose made his filing Wednesday and he brings a lot of experience to the table. Having been in public service in the DC area and also the former owner of a financial services firm. Mr. Rose has the skill set and servants attitude. Having retired to Cheraw, he has occupied his time serving in different capacities and invested himself in business and the community. He opened the Cheraw Museum & History Company located on Second Street, he has also purchased several historical properties in town and in the process of a restoration project on Christian Street. If elected, he will be able to devote himself full time to the duties of being Mayor. Mr. Rose has over the course of a couple of years has had a work in progress of exposing Cheraw abroad and logistically promoting the advantages of the lifestyle offered here. He has a firm grasp on what it will take to "re-vitalize" the area and has the energy needed to do so. VOTE CHARLIE ROSE...a

Could it be?
Fatz Cafe has posted their sign on the corner of Highway #9 and Calvary Road "coming soon". We are proud to have been a part of their decision to locate in Cheraw. Fatz Cafe not only has great food, but their operations are well managed, having been placed in 2006 South Carolina's Top 100 privately owned companies by the SC Chamber of Commerce. Additionally, they are trying new technology that will allow a more efficient experience between customers and waiters called ESP. The technology will allow them to communicate table availability, customers can check status of their meal, can summons a waiter, among other capabilities. Fatz Cafe coming soon...we can't wait.

It's HOT !!!
Whew !!! Is our area HOT right now or what? There is much in the works in the form of development for housing and commercial ventures. Land continues to be in high demand
with uses ranging from hunting, recreational, getaway, equestrian, commercial use and for
new home construction. In discussion with developers/marketers, it appears that our region
is on the slate for continued growth, which in and of itself should help the local economy.
Some of our recent sales have included buyers from California, Virginia, Ohio, Florida, New
Jersey, New York and Colorado. In addition, we are working on two lakeside developments
one in Marlboro County and another in Anson County that will offer amenities such as boating,
fishing, hiking, equestrian facilities and more. We are also teamed with two other developments
that will offer homes in the 1500-1600 sq ft range in the Cheraw area & are in dicussions
regarding another development that will offer a mix of lakeside, lakeview and equestrian friendly lots, so lots of potential for continued growth and some exciting properties being made available in the area. Whats next?

Current Real Estate Climate
Cheraw seems to be holding it's own in the real estate arena. Based on the national statistics, we are neck and neck overall. When you get to specifics, our land market is doing greater and continues to gain interests from persons out of the area. The problem has been the supply. There are more buyers than sellers. Small parcels are in the most demand and can range in use from recreational, equestrian, hunting or a homesite. Our landscape has lots of attributes, gentle rolling terrain, trees, pastures, etc. Given the opportunity that the area offers, its no suprise that we have seen the increased interest. Land should continue to be a good investment as it has proven itself over the years. "Land...they're not making anymore."
